SOLD SHORT SALE!

Short Sales represent a third of the inventory of homes for sale in Tampa and the surrounding communities. Few real estate agents like to work with these types of deals and even fewer get them closed. I successfully negotiate and close 96% of the Short Sales I list. I do not rely on third party negotiating companies or attorneys that charge for their services. My fee is paid by the lender.

An investor just closed on this South Tampa home yesterday. I was the listing agent, handled the Short Sale process, and was able to get Bank of America to agree to $55,000 sale price!

Tampa Real Estate Investment Property

A client of mine recently purchased this fantastic investment property in the Westchase area of Tampa, Fl. We put it up for rent the day after closing and have secured a tenant at $1,300 per month already. After paying fees, taxes, and associated costs, they will be getting a 12% return on their investment. It's a great market for people looking to invest in Tampa real estate.

3BR/2+1BA Townhouse

They are certain it’s a “Buyers Market” and in some ways and in some places it truly is. Prices are low, interest rates are extremely low, there are foreclosures available, and if you don’t mind waiting 4 to 6 months to get an approval on a short sale, you can get a pretty good deal.

But what if you want to live in a specific neighborhood or have certain criteria for the house you want to purchase? What if you don’t want to make an offer on a short sale and wait months and sometimes years to get a response from the bank? What if you don’t want to purchase a foreclosure because of the repairs needed to bring the house back to livable condition? What if there are few or no short sales or foreclosures in the neighborhoods you like?

For these buyers, the options can become very limited and they find out very quickly that it’s NOT a buyers market for them.

Don’t get me wrong, the prices in these neighborhoods have fallen just like the rest of the country. The problem is that even if the owner has the home priced at current market value, the buyer still feels that they should negotiate. Imagine their shock when seller after seller shoots down there low offer. It surprises them that not all home owners are desperate to sell and if they happen to own a home in a desired neighborhood where home inventory is limited, there’s no reason to take less than what the current market value is.

This is happening more and more often in the Tampa real estate market and the buyers are getting frustrated. The media reports of record foreclosures and desperate sellers has them thinking that every home seller is going to agree to take a really low offer so that they, the buyer, can get a fantastic deal.

A quick analysis of a few popular areas around Tampa Bay paints a very clear picture that buyers need to see:

There are 43 homes for sale in Carrollwood Village, 2 of which are foreclosures.

There are 85 homes for sale in Tampa Palms-number that are foreclosures, 3.

There are 183 waterfront homes for sale in South St. Petersburg. 2 of those are foreclosures.

Do you see the picture?

My advice to home buyers is to analyze the inventory of homes that are available in the neighborhoods they want to live in. Check what has sold recently. If you can’t steal a home in those neighborhoods and that is your goal, then adjust your criteria.

But if you have to have that certain home in that specific neighborhood, you may have to adjust your thinking. There are a lot of foreclosures and short sales in Tampa and surrounding communities, but there may be very few in the area you want to live.

Reasons to use a Tampa real estate agent-Part 1

With so many services and companies out there that help homebuyers and sellers complete their own real estate transactions you may be wondering whether using a real estate agent is an absolute necessity. As a home seller, doing the work yourself can save you the 5 to 6% commissions that many Tampa real estate agents charge. But for many, attempting to handle a real estate sale on your own may not be the way to go and could end up being more costly than a commission in the long run. Buying or selling a home is a major financial and emotional undertaking.

Here’s a couple of reasons you might want to use an experienced realtor.

It’s the job of a real estate agent to act as a liaison between buyers and sellers. This means that he or she will have easy access to all other properties listed by other agents and will know what needs to be done to get a deal together.

If you are looking to buy a home in the Tampa Bay area, a real-estate agent can easily find homes that meet your criteria, get in touch with sellers' agents and make appointments for you to view the homes. If you are buying on your own, you will have to play this telephone tag yourself. This may be especially difficult if you're shopping for homes that are for sale by owner.

Similarly, if you are looking to sell your home yourself, you will have to take calls from interested parties, answer questions and make appointments. Keep in mind that potential buyers are likely to move on if you tend to be busy or don't respond quickly enough. Alternatively, you may find yourself making an appointment and rushing home, only to find that no showed up or bothered to cancel the appointment. This is a very common occurrence.

These are just a few of the reasons you might want to consider using a realtor to handle your home sale or purchase. It could also help clear out some of the inventory of homes for sale in Tampa and surrounding areas, which could in turn help home values stabilize and facilitate a turn around in the Tampa real estate market.

Here’s the deal. If a home owner behind on their payments accepts a fast sale of their home, the bank will give them $10,000 to $20,000 and forgive what it loses on the mortgage. Homeowners get the money after the home is purchased in a short sale, which is a process I have supported for several years now.

The advantage to Chase and other banks if they would follow suit, is avoiding the need to foreclose which can take upwards of two years in Florida. The bank saves money on attorney fees, court costs, property taxes that aren’t being paid by the homeowner, as well as association and condo dues in some cases.

This program will get bad loans off their books and help the real estate market in our area as well. Homes that end up in foreclosure are usually run down and are not maintained. They sell at a deep discount and affect the values of homes in the surrounding neighborhoods. It’s a ripple affect that has contributed to declining home values across the Tampa Bay area.

With this type of offer on the table, banks save money in the long run, even if they do pay out ten to twenty thousand dollars in order to get the house sold and out of the inventory.

Florida has more than 300,000 foreclosures. Thousands of other loans are in default and more may go into default because the homes are worth less than what is owed. This type of deal is the best possible solution in my opinion and hopefully, other banks will see the advantages in offering something similar.
